How do I estimate the cost to replace siding on my house?

Measure the wall area, take off large windows and doors, multiply by a material's per square foot range, then add removal. With HomeGuide's figures, 1,500 square feet of vinyl at $4 to $12 comes to $6,000 to $18,000, plus $1,050 to $3,000 to strip old siding at $0.70 to $2.00. Trim and repairs come on top.

The same arithmetic for other materials is in the worked example below. These are published national estimates from the sources listed, dated where the publisher dates them. They are not a quote for your house; we set a price only after a free inspection and measure.

Rough-budget your own house in four steps

  1. Measure the wallsLength times height for each wall, plus the triangles of the gables. Leave out stone or brick sections; they get no siding.
  2. Subtract big openingsTake out garage doors and large windows. Many estimators leave small windows in to cover trim cuts and waste.
  3. Pick a material rangeUse the table above, for example vinyl at $4 to $12 or fiber cement at $6 to $15 per square foot (HomeGuide).
  4. Add the extrasOld siding removal at $0.70 to $2.00 per square foot and a permit at $30 to $200 (HomeGuide), plus trim and wall repairs.

How much does siding cost for a 2,000 sq ft house?

Published estimates for about 2,000 square feet of wall run $8,000 to $26,000 across materials (HomeGuide), $9,000 to $28,000 for fiber cement (Fixr) and $11,900 to $30,600 for Hardie board (Angi). Wall area is not floor area: a two-story Springfield, PA colonial can have more siding than its floor space suggests.

A stone or brick front reduces the siding area; dormers and gables add trim time.

What is the cost to replace siding on a house beyond the boards themselves?

Removal, wall repairs, wrap, trim and permits. HomeGuide lists old siding removal at $0.70 to $2.00 per square foot and permits at $30 to $200; Angi lists trim at $1,500 to $4,000 and weather barrier at $1,300 to $4,000 or more on Hardie jobs. Asbestos abatement is a separate contract with its own price.

Our estimates show each of these as its own line.

Cost questions

Why do siding quotes vary so much?
They often include different things. One quote may skip wall wrap, trim or removal; another includes sheathing repair. Compare line items, not totals.
Is there a cheaper time of year to reside a house?
Angi notes prices can run 5% to 10% higher in the busy spring and fall seasons. In practice it depends on the contractor's calendar, so ask about timing when you request an estimate.
